How We Think
Retail real estate moves in cycles. Every twenty to thirty years, a new class of tenant displaces the last. Our edge is identifying these rotations early — before vacancy becomes distress — and positioning ourselves and our partners to capture the spread between legacy rents and incoming demand.
Where Demand Meets Supply
We sit at the intersection of tenant demand and space supply. We know which brands are expanding, which are contracting, and where the arbitrage lives. That positioning, across both sides of the transaction, is the strategy.
Our Focus
Affluent suburban corridors in high-growth metros — walkable, mixed-use, street-level. A decade of suburban acceleration has created a critical mass of the consumer these brands target: high-income, experience-oriented, willing to drive ten minutes for the right brand but unwilling to go to a regional mall. Creating 'urbanity' in these corridors is now the format brands explicitly ask for.
